Karlstad Office Campus is a well established office campus portfolio of 7 main buildings totalling over 76,000 sqm of primarily office accommodation, but also including retail and leisure. The portfolio was intensively asset managed over a 2 year period, reducing the void from 10% to near 0% and lifting the rent roll by over 15%. The Court House building was extended by 30% in floor area and the project was development managed and pre-let. The whole portfolio was subsequently managed through a sale process to Hemfosa for €100m reflecting a yield over just over 7.6% and returned an ROE of 280%.
Retail Portfolio, Germany
The DPGS German Retail Portfolio was a mixed food retail portfolio of 19 units over a wide geographical spread throughout Germany. The portfolio was managed through a disposal process of identifying a purchaser and working the sale through to completion. The portfolio WAULT was asset managed from 5 to 7 years and the end sale value was uplifted to €54m, reflecting a yield of 7.4%, completing in Q4 2011 to Natixis Capital Partners.
